BUYING NEW CONSTRUCTION-DO I NEED A BUYERS AGENT??

Absolutely!!! Now more than ever! Even when times were good I could always get some concessions even if it was only some upgrades for free. Righ now, home builders are struggling to move inventory and are very willing to negotiate on price, upgrades, etc. And even though the lady at the subdivision is "so sweet", she is employed and works for the seller, builder. Her job is to get the highest price possible and the least work for her builder. She is certainly not on the side of the buyer! Every buyer, for a resale property or new construction should be represented. Any buyer who chooses not to have a "Buyers Agent" present and representing them is acting very foolishly and will over pay for their purchase. In fact, the new home purchase contract they will ask you to sign gives the builder ALL the advantages possible. You do not have to accept this one-sided contract. Be smart and have a Buyers Agent reepresent you in ALL real estate purchases, it cost you NOTHING and can save you big time bucks.
