Well, the new year has begun! What are we likely to face in '08? Tough question and one even the "experts" disagree on. My feelings? I believe '08 will be a very good year for buyers and a terrible year for sellers, at least in this neck of the woods. We are lucky, in that GA has not been at the forefront of price declines, but any losses are harmful to the home owners. With the huge amount of foreclosed proeprties it is very unlikely we will see any price increases in '08. It will take some time to clear this distressed inventory of homes. Because of this, it will be a good year for first time home buyers and long term investors, and a terrible time for sellers and flippers. Selection will remain at an all time high throughout the year, I just do not see the over inventory clearing out during '08. Adjust your plans accordingly and you can propser in '08. If you are looking to relocate because of a new job in '08 be sure you get some assistance on selling your home from your new employer if at all possible. If they are offering no assistance, then you must take the loss you will be facing on your home into consideration when negotiating your new pay package. And remember, even the best employers are not going to offer you full "value" for your existing home. But just knowing they will take away the concern of owing two homes and two mortgages for an extended period is worth a great deal. Take care and have a wonderful '08. Phil
