You, the seller, can really make a difference in how your home shows and how quickly it sells. Many agents consider their job over when they get the seller to list with them. If that is the case with you then here are simple steps that will assist in selling your home. While simple, do NOT discount their value. 1. Remove all clutter from countertops in kitchen and baths. Less clutter appears to be more space. 2. Clear all walking paths throughout the home. Make it easy for the buyer to get around the home. 3. When the home is being shown be sure all lights are on and blinds and curtains are open. Buyers love open bright spaces. 4. Place sented candles (out of sight) around the home. Aroma therapy does work. 5. Rent a storage unit for a time to move excess furniture and other items out of the home. Much better than clogging up the garage and it makes the home appear larger. 6. De-personalize the home by removing pictures of the family, the pet, the vacation etc. You do not want buyers viewing your Yellowstone trip but concentrating on the home. 7. Clean up around the front entry so the buyer is welcomed. If faced with a messy entry, the thought lingers. 8 Give the front yard a spruce up with fresh mulch and flowers so you increse curb appeal. An inviting first view will go a long way. 9. Remove any evidence of pets, water bowls, food bowls, litter boxes. You love your pet but many buyers have allergies and avoid a pet home. Take your pet with you when you leave or board it if possible. 10. Be sure all dishes are cleaned and out of sight, as well as wet towels, etc. 11. Be sure carpets are clean and look good and dusting is completed. 12. Touch up any paint scratchs and clean any dirty spots. If you will do these things, you can help overcome a less the excellent agent.
